These exterior cleaning service expectations explain what standard cleaning is designed to remove, which conditions may require specialty treatment and why some stains, discoloration or material conditions can remain after a surface is clean.
Cleaning vs. Restoration
What Exterior Cleaning Is Designed to Do.
A professional cleaning process can make a dramatic difference, but the goal is to safely clean the existing material. Cleaning is not the same as repainting, resurfacing, refinishing or replacing a damaged surface.
Exterior materials age and wear differently based on how they were originally installed, the material and finish, sun and weather exposure, foot or vehicle traffic, previous repairs or coatings, and how long the surface has gone without maintenance. Two areas that look similar before cleaning can sometimes dry with different color, texture or wear patterns once buildup is removed.
Remove Normal Buildup
Standard exterior cleaning is primarily intended to remove dirt and organic growth such as algae, mold, mildew, cobwebs and similar surface contamination.
Reveal the Existing Surface
Once buildup is removed, fading, oxidation, repairs, failed coatings, age or other underlying conditions can sometimes become easier to see.
Use Specialty Treatment When Appropriate
Rust, mineral deposits, oxidation, oil, paint and other specialty conditions may require a completely different process and are not automatically included with standard cleaning.
Expectations by Service
Different Surfaces Have Different Expectations.
The cleaning method, expected result and limitations depend on what is being cleaned. Here is what standard service is designed to accomplish for the most common exterior surfaces.
Siding & Exterior Surfaces
Standard house washing uses a lower-pressure cleaning process to remove dirt, algae, mold, mildew, cobwebs and normal organic buildup from siding and related exterior surfaces.
It does not automatically remove oxidation, permanent discoloration, bonded mineral or clay deposits, artillery fungus, invasive vine attachment marks, rust, paint or other specialty conditions.
A standard house wash is rinsed with the property’s water supply. I use cleaning and rinsing methods intended to help reduce spotting, but it is not a purified-water, spot-free process. Dark siding, trim and other dark exterior finishes can make dried mineral residue more noticeable, especially where the water has a higher mineral content.
House Washing Details →Asphalt Shingle Treatment
Roof cleaning is treatment based. Black algae streaks may improve quickly after treatment, while moss and lichen often change color and remain attached for a period of time.
Moss and lichen are not blasted from the roof. Treated growth is allowed to naturally weather away, which can take several weeks or months depending on the amount of buildup and weather conditions.
Roof Cleaning Details →Hard Surface Cleaning
Standard hard-surface cleaning removes normal organic buildup and surface grime from concrete, brick, pavers and similar materials.
Oil, rust, efflorescence, paint, tire marks, mineral staining and other specialty stains may remain unless separately quoted. Previously sealed, repaired, patched or weathered areas may also clean differently from the surrounding surface. Paver cleaning does not include joint-sand replacement, re-sanding or sealing.
Pressure Washing Details →Rinse vs. Dedicated Window Cleaning
House washing includes a final exterior window rinse, but that rinse is not the same service as dedicated purified-water exterior window cleaning. Water spots or existing mineral deposits may remain after a house wash.
Dedicated exterior window cleaning is focused on exterior glass using purified water. Interior glass, screen cleaning, hard-water restoration, paint or silicone removal, construction debris and failed insulated-glass seals are not included unless specifically discussed.
Window Cleaning Details →Maintenance Cleaning, Not Refinishing
Wood cleaning is intended to remove surface buildup while respecting the material. Weathered wood can respond differently than newer material, and some light furring can occur during cleaning.
Sanding, staining, sealing, paint removal and refinishing are not part of standard wood cleaning unless they are specifically included in the estimate.
Cleaning, Flow & Ongoing Maintenance
Standard gutter cleanout service removes accessible debris from the gutter system and verifies accessible downspout flow as needed.
Underground drainage is not part of a standard gutter cleanout unless specifically quoted. Gutter guards can reduce the amount of debris entering the gutter, but they do not eliminate future maintenance.

Some Stains Are Different From Dirt.
These conditions often require a different chemical, technique or restoration process. Some may improve with specialty treatment, while others can be permanent.
Oxidation & Fading
Chalky oxidation, UV fading and permanent color change are different from normal organic buildup. Standard house washing does not remove oxidation. A separate specialty oxidation-removal process may improve suitable siding, while permanent fading or material damage can remain.
Oxidation Removal Details →Minerals, Clay & Efflorescence
Hard-water deposits, clay staining, mineral residue and efflorescence can bond to a surface and may require specialty treatment beyond normal cleaning.
Rust, Oil, Grease & Paint
These are specialty stains. Results vary depending on the material, age of the stain and how deeply the contamination has penetrated.
Artillery Fungus
Artillery fungus creates small, strongly bonded spots that are not removed by normal house washing or routine exterior window cleaning.
Vines & Attachment Marks
Vine roots, tendrils and attachment marks can remain bonded to siding or masonry after the plant itself has been removed. Standard house washing is not intended to remove them.
Repairs, Coatings & Previous Work
Patched concrete, repaired siding, painted sections, sealers, coatings and other previously altered areas may respond differently and can remain visibly different after cleaning.
Water, rinse runoff or cleaning solution from the scheduled work can occasionally pass over an adjacent or lower surface and partially clean it. For example, roof-cleaning runoff may brighten a section of dirty concrete below, or cleaning a walkway next to an uncleaned driveway may leave a cleaner line where runoff crossed the driveway. This can make the remaining untreated area look dirtier by comparison.
Unless that additional surface is specifically included in the approved estimate, incidental runoff or partial cleaning does not automatically add it to the scope of work. If you would like the surrounding area cleaned for a more uniform appearance, I can discuss adding it to the project when practical.
After Cleaning
Some Results Are Best Evaluated After the Surface Dries.
Water can temporarily change the appearance of siding, concrete and other materials. Other cleaning methods, especially roof treatment, continue working after the service itself is finished.
Allow Surfaces to Dry
Dark siding, new construction and areas exposed to clay, minerals or construction residue can sometimes show spotting, streaking or shading after drying that was less visible while the surface was wet.
Roof Treatment Takes Time
Black streaks may respond quickly, but moss and lichen can remain visibly attached after treatment while the weather gradually removes the treated growth.
Tell Me About a Concern
If something does not look right after your service, contact me within 48 hours when possible. That gives me the opportunity to review the area while the service and conditions are still recent.
Clay, soil, mineral residue, construction dust and water spotting can be especially noticeable on newer or darker siding and trim. A standard house wash is rinsed with the property’s water supply, and darker finishes can make dried mineral residue easier to see. I use cleaning and rinsing methods intended to help reduce spotting, but house washing is not a purified-water, spot-free process. Bonded construction residue, existing hard-water deposits or other mineral staining may remain visible after the surface dries.
Your Approved Estimate
The Estimate Defines the Scope of Work.
Exterior cleaning can involve many different materials, stains and conditions. Your approved estimate identifies the services that are actually included for your property.
If I notice something that requires a different treatment or falls outside the approved scope, I would rather explain it than quietly turn it into additional work.

Photos may be taken before, during or after service to document property conditions, completed work and unusual areas that may need to be discussed.
Photos may also be used to document unusual conditions, completed work or areas that may need to be discussed with you after service.
Clear Communication
If I Notice Something, I Want You to Know About It.
Exterior cleaning often makes it easier to see the underlying condition of a material. If I notice damage, unusual staining, a failed coating or another condition that affects the project, I may document it and let you know what I am seeing.
The goal is not to turn every observation into another service. It is to keep expectations clear and avoid surprises.

Will exterior cleaning remove every stain?
No. Standard cleaning is primarily intended for dirt and organic buildup. Oxidation, rust, minerals, clay, oil, grease, paint, artillery fungus and other specialty conditions may require a different process or may not be fully correctable.
Why can a surface look uneven after it is clean?
Cleaning can reveal differences that were previously hidden by dirt. Fading, oxidation, repairs, coatings, patched areas and natural weathering can cause sections of the same surface to look different after cleaning.
Why is moss still visible after roof cleaning?
Roof cleaning is a treatment process. Moss and lichen can turn white or lighter after treatment and remain attached while they naturally release over the following weeks or months.
Why can water spots remain on windows after a house wash?
House washing includes an exterior window rinse, but the rinse uses the property’s water and is not a purified-water, spot-free window-cleaning process. Minerals in the water or existing deposits on the glass can leave spotting, especially where local water has a higher mineral content. Dedicated exterior window cleaning uses purified water and is a separate service.
Does pressure washing repair damaged concrete or siding?
No. Cleaning removes buildup from the existing material. It does not repair cracks, spalling, failed paint, oxidation, damaged siding, worn coatings or other physical deterioration.
What happens if you find something outside my estimate?
If a condition requires additional or specialty work, I can explain what I am seeing and whether another treatment makes sense. Additional work is not automatically part of the original service unless it is included in the approved scope.
What should I do if I have a concern after service?
Contact me as soon as possible, preferably within 48 hours. Photos can be helpful, and I can review the condition with you to determine what you are seeing and whether any follow-up makes sense.
