Cleaner Siding • Better Curb Appeal

Make the Exterior Look Cared For Again.

Green growth, dark streaks and dirt can slowly build up on siding, soffits and trim. The change happens a little at a time, so it is easy to forget how much brighter the exterior used to look.

House washing removes common organic buildup and surface dirt from the exterior. The goal is a cleaner home without washing the siding like a concrete driveway.

I adjust the cleaning approach for the home and pay attention to the surrounding landscaping, windows, doors and other exterior materials throughout the job.

Care Around Your Property

Clean the Home. Protect What’s Around It.

House washing happens around plants, grass, windows, doors, lights and other exterior finishes. Those areas are part of the job too, so I keep them in mind before, during and after the wash.

STEP 1

Prepare the Property

I look over the exterior, check windows and doors, identify sensitive areas and make sure the work area is ready before cleaning begins.

STEP 2

Water & Protect Landscaping

Grass, plants and landscaping around the work area are watered and rinsed as needed throughout the cleaning process.

STEP 3

Apply & Rinse the Home

The exterior is cleaned at lower pressure and then thoroughly rinsed to remove loosened buildup and cleaning solution.

Professional soft washing solution being applied to residential siding in Appleton Wisconsin

The Goal Is a Clean Surface, Not Maximum Pressure.

The cleaning solution loosens and cleans organic growth so the siding can be rinsed clean without relying on aggressive pressure.

This works especially well on the green algae and darker organic buildup commonly found on shaded siding around Wisconsin homes.

Good to know: darker siding and trim can show water spots. Darker siding and trim colors can show water spots after drying because of the mineral content in the water supply. I use a premium mix and soap that reduce overall spotting caused by water quality, but they may not remove it completely. Curious how your home will dry? Try a quick water test: spray part of an area and wait for it to dry. Exterior windows are rinsed as part of the house wash, and for most homes I recommend an exterior window wash right after for the glass.
Good to know: tiny black dots on siding, trim and windows. If you see tiny, hard black dots on your siding, trim or windows, it’s most likely artillery fungus. Many homeowners think it’s bug droppings, but it’s actually a fungus that grows in mulch beds and shoots tiny dots onto nearby surfaces, usually the lower parts of the home near landscaping. The dots stick firmly, so house washing and window cleaning usually won’t remove them. If you notice them on your home, mention it in your quote request so I can let you know what to expect up front.

Clear Expectations Before the Work Starts

Not Every Mark on the Exterior Is the Same.

A standard house wash is designed for organic growth and general exterior dirt. Some stains come from the material itself or from a different source and need another type of cleaning.

Specialty Stains Are Looked At Separately.

If I see something that a normal house wash is unlikely to remove, I’ll let you know before the work begins.

Oxidation or chalky siding
Rust or clay staining
Mineral or hard-water deposits
Grease, paint or other specialty contamination
Heavy gutter-face striping or stubborn discoloration

Some specialty cleaning may be available separately depending on the material and condition. If it does not make sense to clean it, I’ll tell you that too.

Property-Specific Pricing

What Affects House Washing Pricing?

Every home is a little different. Instead of publishing a broad price range that may not fit your property, I price the actual home and the services you want completed.

House washing pricing is based on the size and height of the home, exterior materials, accessibility and the overall scope of the project. A simple one-story home and a larger, more complex multi-story home can require very different amounts of time and care.

Siding and exterior materials
Access, layout and property complexity

House Washing FAQs

Common Questions.

These are some of the questions homeowners most often ask before scheduling exterior house washing.

Why should I hire you?

I’m local, and this is my own business. I’ve invested in training and professional equipment so I can do the job right, and my name is on the line with every job. I’m the one who quotes it, does the work, and the one you call if anything comes up. No middlemen, no rotating techs. I’m also insured. For a house wash, that means I look over your home and do the wash myself.

How do I get ready for my house wash?

There isn’t much to it. Turn the outdoor water on and unlock any gates. Close all windows and exterior doors. Move vehicles, patio furniture, grills and smaller potted plants away from the house. If something is too heavy to move, leave it and tell me. I’ll work around it.

Keep pets inside and pick up pet waste in the yard, since I walk the property and run hoses across the lawn. If you’ve added exterior windows, remove the screens first. Tell me about leaking windows, damaged siding or newly planted or sensitive plants. You don’t need to be home. The full checklist is on the Prepare for Your Service page.

Is soft washing safe for my siding?

Yes. Soft washing uses a cleaning solution and lower-pressure application and rinsing to remove common organic growth and exterior buildup without relying on aggressive pressure. House siding isn’t cleaned with the same pressure used on durable surfaces such as concrete. Pressure is dialed down to the right flow to apply the solution and rinse, and your siding is never blasted or scrubbed.

How do you protect my property and landscaping?

Before I start, I look over the landscaping and the areas around the house. I tape ground-level outlets, cover doorbell cameras and use caution around lights, electrical and higher fixtures. I water the landscaping during the cleaning, and my truck-mounted equipment means only hoses come onto your property. Please move smaller potted plants away from the house, and tell me about newly planted or sensitive plants ahead of time.

What’s included in a house wash, and what isn’t?

A house wash cleans siding, soffits, fascia, gutter faces, downspouts, trim, doors and garage doors, and it includes a window rinse. It cleans organic buildup like algae, mold and mildew.

Oxidation (a chalky film common on older siding), rust, hard-water stains, paint, grease, heavy gutter staining and tiger striping aren’t included unless they’re listed in your estimate. Those can need a separate specialty process, and it’s not always possible to fully correct them. The tiny black dots on siding are most likely artillery fungus, which a house wash usually won’t remove. If I see any of these, I’ll tell you what I’m seeing and what makes sense.

What affects the price of a house wash?

The size and height of the home, the siding and exterior materials, access and layout, and any additional areas or services you want all affect the price. You’ll get one simple price for the job before any work begins, and you can get it online with the instant quote. Starting prices are on my Pricing page. If you add more than one service to the same visit, I price them together.

What should I expect on the day, and how long does it take?

You’ll get reminders before the visit and a heads-up when I’m on my way. I look over the home, water the landscaping, apply the soft wash solution and rinse it all off. Most house washes take about 1 to 2 hours on site, depending on the home. That’s an estimate, and it varies by home.

Darker siding and trim can show water spots as they dry because of the minerals in the water. My soap mix helps reduce that, but it may not remove it completely. If anything looks off, tell me within 48 hours and send photos.

Should I add exterior windows?

For most homes, yes. A house wash includes a window rinse, but that rinse isn’t spot-free and isn’t dedicated window cleaning. Adding exterior windows right after your house wash finishes the job, and it comes with bundle pricing. You remove the screens, then I clean the exterior glass with a water-fed pole and purified water, so it dries spot-free. I clean the outside of the windows only. See Exterior Window Cleaning for the details.
